The mortgage and house purchase markets may be flat as a kitchen worktop, but that’s not stopping some families going up in the world.
“About a third of the interior space of an average house is completely unused – the roof space. Now more homeowners are beginning to look in the loft and see this opportunity to create both more space and more value in their home at a later date by creating rooms-in-the-room,” said Nick Fox of Housing Units, the leading home furnishings retailer.
“Typically, they’re outgrowing their living space, they’ve invested in a conservatory, they’re not prepared to run the gauntlet of putting their house on the market, but they need more room.
“The vast majority of pent-roof houses are ripe and suitable for what was once called loft conversion, and effectively create a complete third floor with perhaps two thirds the usable floor space as the floor below.

“We’re seeing customers buying for additional bedrooms – sometimes two – plus a bathroom, or sometimes to create an additional lounge or living area.
“With the upsurge in working from home, there is also a strong trend towards home offices. Often it’s a combination of all three.
“Of course, there are also benefits on an ecological and environmental front. Roof space conversions will feature the very latest and most efficient insulation materials which will help in keeping heat contained in a house.
“The investment will also pay off at a later date.”Nick recommends the following themes for roof space rooms.

For bedrooms Nick says go for the Scoop Sofa Bed or our Goodwood Space Saver Bed: “Fantastically comfortable and practical, and they bring some style to the room as well.”

For lounges and living areas it has to be the stylish Madison Corner Group : “They’re as comfortable as they look, and stamp a great identity on a room – very high quality materials and construction too.”
For bathrooms and showers Nick recommends the new Aquata collection. “This is about as stylish and practical as a bathroom set can be – if you have the blank canvas of a newly created bathroom, then there is little to beat it.”
For a home office the Titan Collection is for smooth operators: “The Titan Collection is stylish, modern and says ‘order and organisation’. Some fabulous little design touches, and great furniture to have around you in that home office.”
